Selling a holiday property
Sell your holiday property at the best price
As difficult as it may be, at some point you will want or have to part with your beloved holiday home. If you want to sell your holiday home or holiday flat, there are a few tips and tricks from the right time to the right prospective buyer.
When should you sell your holiday property?
A holiday property that you mainly use yourself often no longer makes economic sense after a few years.
Is it time to sell? These 5 questions provide clarity:
- How often do you still use your holiday property each year?
- How high are the ancillary costs (house expenses, second home tax, etc.)?
- Can you rent out your holiday property often?
- Does the holiday home still suit your life situation and age?
- Do you still have the time and inclination to take care of the letting?
- Would your holiday home first have to be renovated to make it more attractive for holiday guests and therefore more frequently booked?
Finding buyers for your holiday property
The easiest and often the quickest way to sell your holiday property is of course to go to a local estate agent. Many estate agents in popular holiday regions already have a file of potential buyers. If there are regular guests who have been booking your holiday property for a long time and more frequently, you can also ask them if they would be interested in buying. Letting agencies often also know which holiday guests have been looking for their own holiday property in the region for some time. Some managers even buy the properties themselves in order to continue renting them out afterwards.
Well bought, well sold
The sale of a holiday property shows whether you made the right purchase decision a few years ago. If your holiday home is located in a popular holiday region such as the Baltic Sea, Austria, Spain or the Netherlands, you can probably look forward to an increase in value and will be able to sell the property well. It also pays off if you have regularly renovated your holiday property and have built up a good rental situation with many regular guests, the right marketing, etc.
Costs when selling a holiday property
If you have owned your holiday home/apartment for less than ten years, speculation tax may be due on the sale. Income tax may also be due. You may also have to pay the costs of the estate agent. At least if your holiday property is located in the federal states of Hamburg, Berlin, Brandenburg, Bremen and Hesse. In the other federal states, the buyer and seller usually share the estate agent's commission.
Advantages of selling a holiday property
Even if it is with a heavy heart that you sell your holiday property, most owners are relieved after the purchase and look forward to the many new opportunities:
- You can invest the proceeds of the sale in another income property that is less work, closer to your home and perhaps even generates more returns.
- Enjoy the new freedom and rediscover new countries and holiday destinations without any obligations and wherever you like.
- Alternatively, you can also use your unencumbered holiday property to finance another property.
