What additional costs do holiday properties have?

Consumption costs are usually already included in the rental price for holiday homes and holiday flats. As a landlord, you therefore need to calculate carefully so that you don't end up paying extra for consumption costs at the end of the year. After all, for many holiday guests, carefree use of water, heating and electricity is part of a relaxing holiday. In addition, WLAN, television and radio are usually a matter of course in holiday homes today.

Which operating costs are included in holiday properties?

All flat-rate ancillary costs including VAT must already be included in the final rental price of the holiday property according to the Price Indication Ordinance. These include

  • Water
  • heating
  • Electricity (including electric heating)
  • gas
  • washing machine
  • Use of pool, sauna, garage, fireplace, bicycles, barbecue, etc.
  • WLAN
  • Baby cot / high chair
  • Final cleaning

"However, billing according to consumption is also permitted, e.g. for heating costs - provided the actual consumption can be tracked thanks to a separate meter."

Which operating costs can be billed separately?

1. everything that the tenant can choose whether or not to use during their stay in your holiday property:

  • Laundry package with towels and bed linen
  • Bread delivery service
  • Shopping service
  • Intermediate cleaning etc.

2. costs that are not part of the rent but are nevertheless incurred, such as visitor's tax.
