Insurance for holiday properties
Insurance cover for holiday flats and holiday homes
Fire, water, storm, burglary, claims for damages from tenants - your holiday property needs the right insurance cover. Especially if you want to rent out your holiday home and therefore run a taxable business. We have summarised the most important insurance policies for holiday properties for you.
Building insurance for holiday properties
In Germany, you must take out buildings insurance for every building - including your holiday property. This covers your holiday home or holiday flat against damage caused by fire, storm, mains water and hail.
No holiday property without contents insurance
As holiday properties are rented out furnished, you definitely need household contents insurance. This is because the furnishings are subject to more wear and tear than in a normal household or long-term tenancy due to the many different tenants per season. This is also one of the reasons why you should regularly renovate your holiday property after three to four years.
Natural hazard insurance for holiday properties
Many holiday properties are located exactly where nature is particularly beautiful - directly on the beach, in the mountains, in the middle of an olive grove, etc. The disadvantage: it is precisely in these locations that the risk of damage from natural forces such as snow, heavy rain etc. can be increased. Natural hazard insurance offers additional insurance cover here.
Liability insurance for holiday properties
If something should happen to your tenants on site in your holiday property, e.g. a slip in the shower etc., you need public liability insurance. The counterpart to private liability is an absolute must for landlords of holiday properties, as you are liable for any damage to property and assets that may occur in your holiday property.
Legal expenses insurance for landlords
Although commercial legal expenses insurance is not a must, it can be very useful. Because as soon as you rent out your holiday property to holiday guests, you can become involved in a legal dispute without any action on your part as soon as tenants assert claims for damages. Legal and court costs can quickly add up to a few thousand euros.
